Won't I get a better deal if I just call the agent who has the property listed?

you call the agent whose sign you see in the yard, it may shock you
to learn that they are representing the seller. So what, you say? Well,
this means the agent has a responsibility to represent the best
interests of that seller because of agency documents signed when the
property was listed.
If
you choose to work with the sellers agent, it is important to keep
personal information that you’d like to keep confidential to yourself.
For instance, one of the logical things an agent would ask is how much
a buyer is approved for at the bank. If they disclose this information
to a Sellers Agent, that agent has the fiduciary responsibility
to share that type of information with that seller and the seller can
use this information later to their advantage if there is an offer.
Even if everyone decides it’s ok for one agent to represent both
parties (dual agency or facilitator) damaging information could be
given to the other party inadvertently.
